Gondola Vista Estates – 2017 to 2019
- Gondola Vista Estates is a 20-unit luxury-condominium development located behind Heavenly Village near the CA/NV state line. Built between 2017 and 2019, this development succeeded in overcoming a number of administrative and logistical challenges. A Level Above acted in a dual-capacity as both the project management firm and General Contractor on this project. A Level Above’s management team ushered the plans through TRPA and other agencies efficiently, coordinated the civil work and municipal connections, and ensured that the construction was performed on schedule and at the high standard expected from the high-end luxury real estate market. Some of the specific complexities managed throughout the project included development in a high-traffic commercial area, development near sensitive and protected open space, large-scale stormwater prevention practices and erosion control management, multi-season building, and budget tracking and control.
Sierra Colina – 2018 to 2020
- Sierra Colina is a 44-unit residential development located in Zephyr Cove. Phase 1 of the project, built between 2018 and 2020, included the first ten units as well development of the shared public outdoor space. For the vertical construction of those first 10 units, A Level Above acted as the General Contractor. Because the ownership group for this development was based in the Bay Area, A Level Above actively participated in the overall project management as well, assisting the developer in handling TRPA and other agency challenges that they encountered while closing out their SIP permit and obtaining TRPA permits for the development of the future lots. One of the major complexities encountered during this development was managing progress around the record snowfall that fell during the winter 2018 season. A Level Above was successful in managing the snow removal and water run-off to allow progress continue even through the heaviest weather. A Level Above was also able to solve issues that arose with inconsistent building plans, elevation restrictions, and site drainage – all of which fell outside of the scope of its original contract.
